I'm Andrew Pepper, a Military Veteran and REALTORĀ® with The Pepper Team at Keller Williams On The Water Sarasota. If you have orders to MacDill Air Force Base (MacDill AFB) in Tampa, this guide compares 10 areas where buyers commonly look, using the things that actually drive the decision: the drive to the gate, price, housing type, flood and insurance, and new construction. I help buyers from South Tampa and Westchase to FishHawk, Apollo Beach, Ruskin, Parrish, Lakewood Ranch and more, across my service area from Tampa south to North Port.

Why I always put Parrish and Lakewood Ranch on the list

Parrish and Lakewood Ranch are farther from the gate than Tampa neighborhoods, so they are not for everyone. They do give MacDill buyers a different trade: newer homes, more new-construction choice and dated builder incentives, in exchange for a longer drive. Here is how that plays out for active duty and for retirees and Veterans.

Not every home is on the MLS

Some new homes and resale homes are never publicly marketed on the MLS. Builders sell much of their inventory and spec homes directly, and some owners sell privately. Ask me about builder inventory and off-market options. What's available changes all the time, and I can't promise access to any specific home.
