Parrish has changed a lot in the last ten years. What used to be cattle land and tomato fields along US-301 is now a mix of resort-style master plans, established golf and river neighborhoods, and pockets of real acreage. I help buyers figure out which part of Parrish fits how they actually live, and I help sellers price against both resale and brand new homes down the road.
Where Parrish is and how long the drive takes
Parrish sits between the Manatee River and the Hillsborough County line, with I-75 on the west side and US-301 running through the middle. Moccasin Wallow Road, Fort Hamer Road and Erie Road tie it together, and the Fort Hamer Bridge connects Parrish across the Manatee River toward Lakewood Ranch.

Communities and neighborhoods
Some new homes and resale homes are never publicly marketed on the MLS. Builders sell much of their inventory and spec homes directly, and some owners sell privately. Ask me about builder inventory and off-market options. What's available changes all the time, and I can't promise access to any specific home.
Master-planned new construction
- North River Ranch. A master plan of more than 2,600 acres by Neal Land & Neighborhoods, with amenity centers including Camp Hidden Creek and Brightwood Pavilion, a trail system planned at 20+ miles at completion, on-site shopping with a Publix, and the North River Ranch campus of Harvey K-8, according to the developer. Builders listed by the community include Cardel Homes, David Weekley Homes, Homes by WestBay, Neal Communities and Pulte Homes, with neighborhoods such as Riverfield, Wildleaf, Longmeadow and Crescent Creek.
- Seaire. A 1,155-acre Metro Development Group community built around a 4.5-acre lagoon, about one mile east of I-75 off Moccasin Wallow Road. The developer lists homes from the mid $300s, with builders including Lennar, Pulte Homes, D.R. Horton, Dream Finders Homes, M/I Homes, Park Square Homes, Perry Homes and DRB Homes.
- Rye Ranch. A North Lake Communities master plan near the Parrish and Lakewood Ranch line. The community lists Lennar, Cardel Homes and David Weekley Homes as builders and plans 10+ miles of walking, biking and nature trails.
- Crosswind Ranch and Crosswind Point. Crosswind Ranch is a master plan with Homes by WestBay and Mattamy Homes and two amenity centers, per the builders. Next door, Crosswind Point is a Homes by WestBay paired-villa neighborhood the builder lists as nearly sold out.
Established and resale neighborhoods
- Harrison Ranch and Silverleaf: established communities with amenity centers, pools and trails, where pricing is set mostly by recent resales.
- River Wilderness: a gated, deed-restricted community with an optional, semi-private 18-hole golf club, per its homeowners association.
- Copperstone, Kingsfield and Forest Creek: neighborhoods close to US-301, schools and shopping.
Acreage and rural Parrish. East of US-301 and toward the county line you can still find small farms and homes on acreage. If land is what you want, I live on acreage in Myakka City with horses and livestock, and my Myakka City page covers wells, septic, zoning, mineral rights and ag classification. The same basics apply here.
Community details above come from developer, builder and association websites, checked Oct 29, 2026. Builders, pricing and incentives change often, so confirm current details before you tour.
Lifestyle
Parrish mixes older rural roads with brand new neighborhoods. The Florida Railroad Museum runs heritage train rides in Parrish, Fort Hamer Park on the Manatee River has a boat ramp, kayak launch and fishing pier, and the Ellenton outlets and Bradenton shopping are a short drive west. Newer master plans add pools, trails, dog parks and community events. Anna Maria Island and the Gulf beaches are reachable for a day trip, and Tampa sports, concerts and the airport are close enough for regular use.
Schools
Parrish is served by the School District of Manatee County. Schools located in Parrish include:
- Parrish Community High School (grades 9 to 12), 11601 Erie Rd.
- Annie Lucy Williams Elementary (PK to 5), 3404 Fort Hamer Rd.
- Barbara A. Harvey K-8, with a Copperstone campus (PK to 3) and a North River Ranch campus (grades 4 to 8 as grades are added). The district notes Harvey K-8 adds 7th grade only for 2026-27, and 8th grade in 2027-28.
- Parrish Charter Academy (K to 8), 8605 Erie Rd, a public charter school.
The district adopted new elementary, middle and K-8 attendance zones for 2026-27, and high school zones change in 2027-28. Please verify school assignments and details with the district: confirm the assigned school for a specific address with the zone lookup at manateeschools.net. New construction in Parrish: what to know before you visit a model
Bring me as your agent on your FIRST VISIT to any model or sales center. Many builders require your agent to register you on that first visit, or you can lose your own representation.
- Know who works for whom. Builder sales reps represent the builder. Your own agent works for you.
- Compare the whole cost, not the base price. Look at lot premiums, options, HOA dues and any CDD assessment on the tax bill.
- Read the incentive fine print. Rate buydowns and closing cost credits are usually tied to the builder's lender and a deadline.
- Inspect anyway. I recommend a pre-drywall inspection and a final inspection on new homes, plus an 11-month warranty inspection.
- Think about resale. Parrish (ZIP 34219) had 334 single-family closings in Sept and Oct 2026 (Stellar MLS), so buyers have plenty to compare, and floor plan, lot and community choice matter when you sell later.
