Myakka City is where I live, and it's a different market from the rest of Sarasota-Manatee. Out here the questions are about acreage, wells, septic, fencing, pasture, flood zones and whether a property keeps its agricultural classification. If you want room for horses, a workshop, a garden or just distance from your neighbors, while staying within reach of Lakewood Ranch and Sarasota, Myakka City is worth a serious look.
We live here with horses, cows, sheep, donkeys, our heelers, cats and a Zebu, so the questions acreage buyers ask about fencing, pasture, barns, wells and ag classification are ones I deal with at home too. My wife, Dr. Jeanie Pepper, is a veterinarian with Chasing Tails Mobile Veterinary Services, a mobile practice serving Myakka City and Sarasota County, so caring for animals out here is part of everyday life for us.

A median from 10 sales is a starting point, not a price for land. Acreage value in Myakka City depends on size, usable upland, improvements, zoning and ag use. Rural pricing needs comparable land sales, not just a list of nearby homes, and that is how I price acreage here. Ask me for a Myakka City pull from Stellar MLS.
Communities and property types
Some new homes and resale homes are never publicly marketed on the MLS. Builders sell much of their inventory and spec homes directly, and some owners sell privately. Ask me about builder inventory and off-market options. What's available changes all the time, and I can't promise access to any specific home.
- The Estates at TerraNova. A gated equestrian community on Clay Gully Road with 123 estate homesites from 5 to 20 acres, according to the developer. Next door, the TerraNova Equestrian Center is described as a 412-acre facility with six all-weather arenas.
- The Pointe at Panther Ridge. A deed-restricted equestrian neighborhood of 28 homesites with a 5-acre minimum and private horse trails, per the community association.
- Soleta. A private golf club with a 93-homesite residential community in Myakka City. More on Soleta below.
- Myakka Valley Ranches (nearby). In Sarasota County to the south, this subdivision has about 300 parcels of 5+ acres, 17 miles of paved roads with riding easements, and borders the 28,875-acre Myakka River State Park, according to its association.
- Unrestricted acreage and farms. Much of Myakka City is individual parcels along SR 70, SR 64 and the county roads between them, from a few acres to working cattle and hay land. A parcel outside an HOA can mean more freedom, and fewer rules on the property next door too.
Community details come from developer, club and association websites, checked Oct 29 and Nov 1, 2026. Confirm restrictions, fees and availability before you write an offer.
Lifestyle
This is rural land. Expect dark skies, wildlife, feed stores and riding trails. Myakka River State Park and Lake Manatee State Park are close for paddling, hiking and fishing, and the TerraNova Equestrian Center has six all-weather arenas. Groceries, dining and medical care are mostly in Lakewood Ranch, so plan errands around a trip west.

Schools
Myakka City is served by the School District of Manatee County. Myakka City Elementary School (PK to 5) is at 37205 Manatee Ave in Myakka City. Middle and high school assignments depend on the exact address, and the district adopted new elementary, middle and K-8 zones for 2026-27, with high school zones changing in 2027-28. Please verify school assignments with the district: confirm any address with the district's zone lookup at manateeschools.net. Sources: School District of Manatee County; NCES school directory.
Acreage and zoning basics in Myakka City
This is general information, not legal or tax advice. Every parcel needs its own due diligence with Manatee County.
Zoning. Much of rural Myakka City is zoned agricultural.
- A (General Agriculture): intended to preserve agricultural land, with rural residential density that does not exceed 0.2 dwelling units per acre, which works out to one home per five acres.
- A-1 (Agricultural Suburban): a transition district with a one-acre (43,560 sq ft) minimum lot size. Some agricultural uses, such as stables and equestrian centers, are allowed per the Land Development Code's use table.
- VIL (Village): the historic Myakka City village core has its own village district meant to protect its rural character.
Check the zoning, future land use and any recorded deed restrictions before you plan to split a parcel, add a guest house, run a business or board horses. Source: Manatee County Land Development Code, Chapter 4 (Zoning).
Well and septic. Most homes out here use a private well and a septic system. Septic permits are handled by the Florida Department of Health in Manatee County, and well construction permits by the Southwest Florida Water Management District. On any purchase I recommend a well flow and water quality test, a septic inspection and a records check for permits.
Flood zones. The Myakka River, Lake Manatee and many creeks and wetlands run through this area. Look up the parcel on the FEMA Flood Map Service Center (msc.fema.gov), ask for any elevation certificate, and get a flood insurance quote before your inspection period ends, even if the home sits outside a mapped flood zone.
Agricultural classification (greenbelt), often called an ag exemption
Most people call it an ag exemption, but both the Manatee and Sarasota County property appraisers point out that it's a classification, not an exemption. Under Florida Statute 193.461, land used primarily for bona fide commercial agriculture can be assessed on its agricultural use value instead of market value. The basics:
- January 1: the qualifying agricultural use has to be in place on January 1 of the tax year.
- March 1: the application (Form DR-482, with supporting records) is due to the county property appraiser by March 1. Under the statute, missing March 1 waives the classification for that year, with limited exceptions for late filing.
- Commercial, not personal: agriculture solely for personal use, like a couple of horses for riding, does not qualify.
- Sales: don't assume the classification carries over after a sale. Confirm with the property appraiser before closing.
- Manatee County Property Appraiser: Agricultural Classification (941-748-8208)
- Manatee information and application packet (PDF) and Manatee classification forms
- Sarasota County Property Appraiser: Agriculture Classification, for parcels south of the county line, and its agriculture FAQ and 2026 new applicant packet (PDF)
- Florida Department of Revenue Form DR-482 (PDF)
Each county reviews every application on its own facts. Sarasota's published guideline, for example, is that pasture land should be at least 10 acres or used with other parcels of the same owner. This is general information, not tax advice.
Mineral rights on rural acreage
In Florida, the rights to minerals, oil and gas under a property can be separated from the surface and owned by someone else. On older farm and ranch land, a deed from decades ago may have reserved those rights to a prior owner, a company or a government agency. It doesn't come up on every sale, but on acreage I want to know before the inspection period ends.
How to check
- Read the deeds. Look at the deed you'd receive and the earlier deeds for words like "reserving," "excepting," "oil, gas and minerals" or "phosphate, minerals and metals."
- Ask the title company. Ask them to search the chain of title for any mineral, oil or gas reservations and to show them as exceptions in the title commitment. You can also ask for a report on any reserved rights and whether a right of entry comes with them.
- Read the title commitment. Reservations usually show up as exceptions to coverage. Ask what each one means for the way you plan to use the land.
Why it matters
- Surface access. A right of entry can let the holder come onto the land to explore, mine or drill, which matters if you're planning a home site, barn or pasture.
- Resale. The next buyer, and their title company, will ask the same questions.
- Financing. Lenders and title insurers may ask about reservations and how they're handled before they approve the loan or the policy.
- Older agricultural deeds. Large tracts that have been farmed or ranched for generations are where old reservations tend to turn up.
What Florida law says, in brief
- When land is sold by the Board of Trustees of the Internal Improvement Trust Fund, a local government, a water management district or another state agency, the deed generally reserves a three-fourths interest in phosphate, minerals and metals and a one-half interest in petroleum, unless the agency chooses not to (Fla. Stat. 270.11). The right of entry tied to those reservations is released for any parcel that is, or ever was, a contiguous tract of less than 20 acres under the same ownership.
- Florida's Marketable Record Title Act can clear many older private claims once there is 30 years of record title (Fla. Stat. 712.02), and section 704.05 applies that to private rights of entry for mining and drilling unless a notice to preserve them is recorded. It does not clear interests held by the Trustees of the Internal Improvement Trust Fund, a water management district or the United States (Fla. Stat. 712.03 and 712.04).
This is general information, not legal advice. Confirm the mineral rights on any specific parcel with a title company or a Florida real estate attorney.

Frequently asked questions
How do I choose a real estate agent in Myakka City FL?
Ask any agent you interview about land and acreage: wells, septic, zoning, flood zones, mineral rights and agricultural classification. I'm Andrew Pepper of The Pepper Team at Keller Williams On The Water Sarasota. I live in Myakka City on acreage with horses and livestock, I've sold 300+ homes ($137M+ in sales volume), I work with acreage and equestrian property buyers and sellers, and I'm a Military Veteran and an Eagle Scout.
Is Myakka City FL a good place to live?
Myakka City offers acreage, privacy and a rural setting within about 35 to 40 minutes of Lakewood Ranch. Most shopping and medical care are in Lakewood Ranch or Sarasota, and most homes rely on a well and septic.
What is the median home price in Myakka City FL?
Single-family homes in ZIP 34251, which covers Myakka City, sold for a median $782,500 in Sept and Oct 2026, based on Stellar MLS closed sales pulled by The Pepper Team on Nov 1, 2026. That's only 10 closings, so the median can swing a lot from month to month. Acreage prices depend heavily on land size, improvements and use, so I price each property with comparable land sales.
Can I have horses in Myakka City FL?
Many Myakka City properties allow horses, especially on agricultural zoning such as A and A-1, and communities like The Estates at TerraNova and The Pointe at Panther Ridge are built around equestrian use. Always confirm zoning and deed restrictions for the specific parcel.
What is A-1 zoning in Manatee County?
A-1 is Manatee County's Agricultural Suburban district, a transition district with a one-acre (43,560 sq ft) minimum lot size that allows certain agricultural uses, including stables and equestrian centers. The A General Agriculture district allows up to one home per five acres.
How do I apply for an ag exemption in Manatee County?
What people call an ag exemption is Florida's agricultural classification, or greenbelt, and the Manatee County Property Appraiser notes it is a classification, not an exemption. The land must be in bona fide commercial agricultural use on January 1, and you file Form DR-482 with supporting records with the Manatee County Property Appraiser by March 1 (manateepao.gov, Agricultural Classification page). Agriculture solely for personal use, such as horses kept for riding, does not qualify. Parcels in Sarasota County apply with the Sarasota County Property Appraiser (sc-pa.com).
How do I check mineral rights on land in Myakka City?
Read the deed and earlier deeds for reservations of oil, gas, minerals or phosphate, and ask your title company to search the chain of title, list any reserved rights as exceptions in the title commitment, and tell you whether a right of entry comes with them. Under Fla. Stat. 270.11, land sold by certain state and local agencies may carry reserved mineral and petroleum interests. This is general information, not legal advice, so confirm with a title company or a Florida real estate attorney.
What is Soleta in Myakka City?
Soleta is a private golf club with a 7,400-yard Nick Price course and a 93-homesite residential community on 537 acres along the Myakka River in Myakka City, according to soletagolf.com. Can you help me find Myakka City land or homes that aren't on the MLS?
Yes. Some new homes and resale homes are never publicly marketed on the MLS. Builders sell much of their inventory and spec homes directly, and some owners sell privately. Ask me about builder inventory and off-market options. What's available changes all the time, and I can't promise access to any specific home.
Do Myakka City homes have well and septic?
Most do. Plan on a well flow and water quality test and a septic inspection during your inspection period. Septic permits are with the Florida Department of Health in Manatee County, and well permits with the Southwest Florida Water Management District.
How far is Myakka City from Lakewood Ranch and Sarasota?
The Myakka City village area is about 21 miles from Lakewood Ranch Main Street and about 27 miles from downtown Sarasota, roughly 35 to 40 and about 45 minutes in low to no traffic (OpenStreetMap routing, Oct 2026).
