1. How long have you been a full-time real estate agent in my market?

Full time since February 2019 in Florida (started in Texas in 2014).

2. How many homes do you close each year?

2025: 16 closed so far, 9 pending/under contract
2024: 26 (recovered from surgeries)

5. How will you help me sell and/or buy a home in a competitive market?

Every home is unique, so we start with a strategy session to determine value-add improvements and the best marketing approach.

Sellers: I provide detailed market analysis, professional photography, paid advertising, and targeted digital marketing.

Buyers: My team and I are seasoned negotiators and have won many competitive offer situations.

Results:
Over 86% of my listings sell for at least 97% of asking price, and more than two-thirds sell for 99% or more. That means the overwhelming majority of my sellers walk away with 3–4% more than the average agent typically nets in this market.

6. What’s your commission fee?

Typically 6%, split between listing & buyer agent brokerages. I'm happy to explain how this structure benefits you and ensures maximum exposure.

7. Do I have to sign a contract, and can I cancel without a penalty?

Yes, we use an exclusive listing or buyer agreement — but I’m upfront, fair, and results-driven. If expectations aren’t being met, let’s talk.

8. How will you communicate with me?

Phone, text, email — whatever works best for you. I prioritize fast, clear communication.

9. What are your realistic expectations for house hunting in this market?

I’m honest and direct. I’ll never overpromise. We focus on realistic pricing, smart strategy, and data-driven decisions.
